It is not often we get to restore the facades of historical houses. This federation restoration involved careful work to repair the shingles and roofing to bring this house back to its former glory.

 

Federation houses with a shingle style date back to the early settlers’ time in Australia. Designed to convey a sense of continuous volume, the smooth shingle surface, made from many pieces of wooden shingles form a continuous and contoured covering; giving the house an extravagant feel.

 

Our clients entrusted us to replace the cedar shingles to the roof and front deck façade. This involved removing the damaged shingles, the rotten beam behind them and then placing new cedar shingles to perfect the house pattern.

In addition to the shingle replacement, this federation restoration included the following work:

• Roof repointing and flashing replacement
• Hand Rail repairs
• Window replacement on the third floor.
• Repainting of all new work to complete the look.
• A new retaining wall
• Crushed granite driveway
• A picket fence.

 

The new retaining wall and crushed granite driveway provided an easier access for the owners with parking and their cars, while the picket fence completes the look perfectly.

Built in the late 1970s, our clients wanted to renovate their current home while extending their single-story home with a second story addition.

 

House Extensions are popular among many families as they are settled and often love the area they live in. With increasing costs associated with buying and selling to gain a larger home, the ability to improve your existing asset through a second story extension can be more cost effective.

 

North Shore Creative Constructions (NSCC) pride themselves on working with both the client and their architect to ensure the best overall result. As we embarked on this extension, NSCC together with the structural engineer identified that the existing house structure would not be able to bear the new loads of the additional story without modification. Together we worked with the client, the structural engineer and the architect to determine a solution that would strengthen the existing dwelling to accept the new loads of the addition.

 

Making the existing house structurally sound for the second story addition involved:

1. Removal of all existing roof structure
2. Removal of all existing wall framing
3. Cutting new penetrations through the existing slab and placing new pad footings to accommodate the new steel structural posts and steel beams.
4. All penetrations were treated with termite protection.
5. New wall frames were constructed with 90 x 45 treated pine. As the existing house was a brick veneer, we had to line up all the new studs with the existing veneer ties to fix the frames to the brickwork.
6. Once all wall frames were constructed level and plumb, we placed all new LVL floor joists and then sheet flooring ready for the second floor
7. For simplicity and cost effectiveness, all the upstairs wall framing, and roof trusses were constructed in the factory.

Building the second story

Once structurally sound, we were able to build the second story, which consisted of a main bedroom, ensuite and walk in robe plus another two bedrooms, each with build in robes alongside a main bathroom upstairs. Working together with Sydney Staircase, the outcome was a magnificent timber staircase with railing. To further enhance the space within the staircase, we cut out a portion of a wall and inserted a glass window. This opened the space, provided additional light and is now a unique and aesthetically pleasing feature of the house for the owners.

With the staircase in close proximity to the front door, the client chose to put in a new pivot front door, complete with electronic keypad lock. The pivot door opens outwards as per the clients request to enable a larger entrance space.

 

New Front Door and Entry Way

To enhance the entry, a new patio, complete with roof was created for the front door. Building the patio, we paid particular attention to screeding the area to be level, for it to be at a height conducive for guests to step onto as well as ensuring the space was large enough to protect visitors from bad weather. The area was tiled and painted to complete the look, providing a welcoming feeling for visitors. In addition to the front patio, we also build timber steps for their back door.

Our clients chose to have the exterior of the second story extension in cladding which was painted, along with a Colorbond roof. All the new windows were Rylock windows with auto awnings over the windows as per the Basix specifications.

 

As this was a complete house renovation, downstairs we laid new flooring throughout and built a new kitchen and laundry.

 

Kitchen & Laundry Renovation

For the kitchen renovation, we demolished the existing kitchen and built the new one, once the flooring had been finished. NSCC laid protective matting over the new floorboards to protect them while the kitchen was being built. The clients chose to have timber floors throughout their kitchen and living area, which provides one consistent look and will make the area appear larger. Within the kitchen, the client chose a Corian benchtop with a kitchen island bench. The kitchen had a double Oven with induction cooktop and subway tiles as their splashback. The cabinetry was polyurethane cabinets with soft closers. There was a mixture of drawers and cupboards

For the laundry, we tiled the floor and then added the cabinetry. For their laundry our client chose to have NSCC build a mud room as well, so that dirty shoes could be taken off and left within the mud room, so they don’t enter the house.

Not only are we impressed with the finished second story addition, we thourally enjoyed working with our client and seeing their happiness at the end of the project.

The new deck and bi-fold doors provided a fresh feel to this outdoor entertaining and pool area.

Our client wanted to updated the pool area with a new deck and pergola. Internal renovations opened up the space for entertaining with bi-fold doors and windows installed. In addition to this, an existing rumpus room was converted into a garage.

 

Pool Area Renovations:

To start the pool area renovations, we removed the existing Corinthian columns and replaced them with 112×112 mm Losp timber posts. We removed the existing pergola and replaced it with a new fly-over pergola, covered with Laserlite 2000 roof sheets. We updated the pool pump storage area by installing timber doors and applying an acrylic render. In addition to this we constructed a roof structure to pool pump storage. The new look pool pump storage is modern and stylish and compliments the house.

Deck to Pool:

A flowing deck surrounding the pool offers an ideal environment to relax and entertain while watching swimmers. For this client, we built a treated pine deck complete with enclosed steps to the pool area. The deck surrounding the pool has turned an unused area into a functional, stylish addition to the home.

 

Open Entertaining Areas

In creating an open, easy to entertain home, our client chose to install bi-fold doors, windows and stacker doors along with a new front door to modernise the house. We installed a 1200 mm wide front door, then removed the back windows and doors. To install the bi-fold doors, we started by installing a structural timber beam to ensure the structural integrity of the house remained while we open the space up. The aluminium bi-fold door was installed in the living room and allows the clients to open the living room to the outdoor entertaining area with ease. In addition to this, we also installed a stacker door and bi-fold window.

Convert unused space into a garage

To gain practical storage along with a secure car garage, our client chose to convert their existing rumpus room to a double garage. North Shore Creative Constructions took care of all the building work to get the room ready to be a garage. We then worked together with Bax Doors and organised for them to install the garage door.

Recently we undertook this garage door alteration to convert two single garages into a double garage.

 

This structural garage alteration not only modernises the home; it can make the garage easier to manoeuvre within. It gives the home owner a larger open area; making parking easier. It can also be advantageous in giving you more space for storage solutions on the garage sides.

 

To start the structural garage alteration, we needed to back prop and secure the load bearing walls. This ensures that the brickwork and structural integrity of the garage is not negatively impacted throughout the alterations. We then fit a structural beam to support the garage roof. This structural beam will absorb and evenly disperse the weight of the garage, enabling us to removal the centre pier without issue. We remove the pier only after back propping.

Made out of New Guinea Rosewood, we installed the Mandalay Pivot door available from Sydney Woodworkers. As the pivot door is available in standard and customised sizing, we were able to ensure the door fulfilled the entry way completely.

 

The client chose the framed Mandalay pivot door whose rich colour was highlighted against their lighter house colour. This solid entry door is 45mm thick and the glass can be clear or frosted to your preference.

To make the most of their commercial premises, our client wanted a mezzanine floor installation to create additional storage space.

 

Shannon Outboard Motors is a marine mechanic. Due to business growth, they were looking to renovate their office space to make better use of the space available.

 

North Shore Creative Constructions worked with Shannon Outboard Motors to create a layout of the office renovation.

Utilising the existing office layout, we were able to creatively come up with a solution that would allow easy access to the Mezzanine Floor while keeping the office staff comfortable.

 

Taking advantage of the existing stairwell to the office, we were able to install a new steel staircase with landing and cut through an existing concrete wall to create a doorway directly onto the Mezzanine Floor Installation we had undertaken.

 

Adjacent to the mezzanine we renovated Shannon’s office. We removed the existing grid suspended ceiling. Then re-framed the ceiling at a high level and fixed new gyprock to both the ceilings and walls. These measures helped to make the space larger and insulated for better comfort throughout the year.

This client wanted to replace all the windows throughout their house and utilised our window installation service.

 

The existing windows were old and had degenerated, needing a complete window replacement. The cladding and flashing had deteriorated to the point where it was falling off. To install the new windows, we needed to remove the old windows and the surrounding cladding and flashing.

 

When installing the new windows, in addition to new flashing, we put saking in the wall to help with thermal insulation.

 

The client chose to use Stegbar double hung windows which feature a concealed spring block and tackle balance system, to provide smooth operation. The concealed mechanism makes these double hung windows neat and easy to clean. One of their greatest advantages with these windows is that you can pop the window out. This is ideal when trying to clean tall windows as you can take the window out and bring it down to a safe level for cleaning.

 

Double Hung Windows allow the user to open the top and bottom at the same time or separately. This flexibility is ideal for air circulation and to adapt to differing living conditions.

 

In addition to the window installation, we also installed 3 sets of double doors to match the windows.

Previously where some of the doors opened in different directions, our builders changed their direction so that all the doors open outwards to the deck. Having the door open outwards provides better water proofing properties.

 

These colonial doors along with the double hung windows stand out and bring a modern look to the home. They were all part of a larger home renovation where we replace the existing deck, fixed termite damage and undertook a bathroom renovation.

Termite damage is both frustrating and can change the structural integrity of your house.

 

It is best to ensure your builder takes the time to correctly access the damage. They can then suggest any structural building requirements or simple changes needed to fix the damage. In this case, not only did we need to fix the internal damage in the closet, we also needed to rebuild their deck. The previous deck sat above the house weep holes, which enabled access to the house for the termites. Thus, we needed to remove that deck and ensure that the new deck was lower and suspended to reduce the termite risk further. It is imperative that your home is structurally sound and that fixes are made to damage both seen and hidden behind walls.

 

Termites were found in the wall of this coat closet. After termite treatment was undertaken, we could begin fixing the termite damage.

To do so, our builders had to remove two walls within the closet. Once the walls were removed, we repaired the damaged beams. Once repaired, we completed the renovation by gyprocking the walls and putting in cornices. In addition to fixing the walls we installed a new floating floor, a hanging bar and a shelf.
